An architect is a person who plans, designs, and oversees the construction of buildings. To practice architecture means to provide services in connection with the design and construction of buildings and the space within the site surrounding the buildings, that have as their principal purpose human occupancy or use. An interior designer is a designer who designs interior spaces. Interior designer implies that there is more of an emphasis on Planning, Functional design and effective use of space involved. An interior designer can undertake projects that include arranging the basic layout of spaces within a building as well as projects that require an understanding of technical issues such as acoustics, lighting, temperature, etc. The profession of Interior Design is relatively, constantly evolving. It is an art form that is consistently changing and evolving. Not only is it an art, but it also relies on research from many fields to provide a well-trained designer's understanding of how people are influenced by their environments. There is no law saying you have to employ an architect / designer, it is up to you. Some people successfully undertake quite major works – including whole house refurbishments and extensions – without architects / designer; Others employ architects / designer for comparatively minor jobs, such as redoing a bathroom. If you have a very clear idea of what you want, or a builder / contractor whose judgement and vision you trust, then an architect / designer services is less necessary. If you don’t know what you want, then an architect / designer can help give you ideas. If you don’t trust builders, or are busy or inexperienced, we can help you keep an informed eye on the builders / contractor and make sure the project stays on tract. An architect / designer can also be very helpful in managing the whole process. If you need planning permission (or even think you might), then an architect can be invaluable in successfully navigating the local planning authority.
If you engage an architect / designer, you will pretty much always end up with a better end product. We are highly trained and are especially good as seeing the “big picture” – in making the best of the space you have, in getting interesting designs, in ensuring the light is right, the feel is good, and that the house works. We are good at ensuring the work is professionally done.
We are good at the detail that most of us rarely think about and which, if done wrongly, can end up being costly mistakes – which way should the door open? How high should my kitchen top table be? Should we have recessed lights? Where should the outlet pipes go? Should you be able to see the toilet when the bathroom door is open? We take care all the technical things.
We can also help you find the best builder, project manage the whole works, and keep within budget. We are the expert eyes and ears, whose job it is to represent your interests with builders and other involeved party.
Most of our clients admited that they didn't really know how we works before they finally contacted us. Actually it's quite simple. When you have a projects and the site is ready, just give us a call or you can also visit our office bringing the floorplan. We prefer to go down to site and talk there if the site is ready though. Don't worry, we don't charge our client any single cent for the first consultation & proposal. We will provide written terms of engagement or a client/architect agreement before any work is done.
The best projects begin with a carefully planned project schedule. Depending on the circumstances of a particular project, the process and the timeline can vary greatly. However the common practice should address the standard phases of the design process:
1. Programming: Identification, analysis, and documentation of the client's needs and goals. This becomes the basis for evaluating design solutions in the subsequent phases
2. Conceptual Design: Brainstorming phase of the design process, where many options are considered and evaluated. The goal is to gain client approval for a single design concept that will be further developed as the project progresses, and to agree on a direction for the character and aesthetic intent of the project.
3. Design developement: Most design-intensive phase of a project, in which all design elements are developed, including the layouts, finishes, furnishings, and treatments. The goal is to define and gain approval of all of the design recommendations.
4. Construction Documents: Preparation of working drawings and specifications that define the approved recommendations for construction, materials, finishes, furnishings, fixtures, and equipment. At the end of this phase, we will communicate the design intent in an illustrated and written format for construction purposes.
5. Construction Administration: Administration of contract documents. Acting as the client's agent, our team will approve shop drawings and regularly visit the site during construction process to ensure that the projects is being built to the documents.
We will always provide written terms of engagement or a client/architect agreement before any work is done.

It means you only want to enggage us to produce design, not doing the whole renovation process. For this service, we charge design fee based on the area designed(meter square)
It means you engage our service to produce design, organizing, and carrying the whole renovation process. For this service, the total price will based on the market material calculation price and we will charge our design & coordination fee based on percentage of the whole projects.
We will do site measurement as soon as the site is ready for measuring. Most of customized furniture will based on site condition, but some measurement is not meant to be change as they're based on the standard. Standard never goes wrong as it's contain years of function, safety, and ergonomic study. We studied it, let us do the work, we are the expert.
Basically our job scoop & service covering all the renovation progress. We become our client's agent to organize the whole renovation process from programming, concepting to transforming the idea into real constructed architecture-interior products.
Architecture / Interior design is a complex activity that ivolves multiple levels of knowledge communication and production, even on a small project. Managing a project requires as much creative thougthfulness as the design itself. We are here to do all the jobs and to make sure the project run well with outstanding poduct result. Meanwhile you can do your daily activities normally while we do the works.

Be as clear as possible about what you want to achieve, what you need and what you can afford.
Don't hesitate to ask about the agreement before you sign the contract to clarify what will be done for what cost
Changes are best made early. The later in the process that changes are made, the more likely it will have a cost implication.
Keep your own notes of meetings, either in the office or on site. When decisions are flying, it can be useful to record them.
Give "room" for the timetables; be aware that many factors can affect these including delays in work permission approval, unseasonal weather, disruption in the supply of materials and delays in construction due to matters outside our control.
Don't hesitate to ask questions, be involved, but allow us to do our job.

Be punctual in payment.
Theme? yes. Same? no. We know that each of our clients must already have their own ideal concept for their -in this case- home. Thing is, there are very small chance that the space they have is the same size and condition as the ones in the pictures. Moreover, most of the interior pictures in the internet are taken by professional photographer with special lens and best lighting technique. So it will always be more spacious and dynamic than the actual condition. We can't just copy it and do the exact thing in your project, it won't work, trust me. But we can still follow the concept, the theme, and figure out the best adjustment for your site condition so that it can functioning well and the feel will be there. It's our job to transform clients' perception to ideal architecture / interior products. But we still encourage you to collect your favourite pictures to show us so that we can design the space towards your taste and preference.
Yes. We understand that client have their own consideration and we find it a very healthy competition. Just let us know about this so that we are aware. One thing to take note is if you want to compare the whole project value, please compare it based on the same material grade and specification, apple to apple.
You can buy our design instead. The fee will based on the area designed and the number of revision. (read FAQ point no. 07 : design only)
It's ok. But to be fair, if by the time the number of our revision already exceeded the number we agreed in the beginning, we will still have to charge you the balance. Contact us for better understanding.

At the early consultation and ideas stage, it is a bit difficult to attach an accurate estimation of what the construction costs event for the simplest building projects. It's really hard to determine as it depends on the material, finishes, furnishing, fixture, and equipment used. Materials has its on grade and type variation. Different types and grade of those items above will affect the price. Market condition may also change and different between areas and times. The complexity and the project size will also affecting our fee. So let us study the condition and provide you with the quotation based on the condition applied.
Depending on the circumstances, the complexity, number of items, and the area treated of a particular project, the timeline can vary greatly.
We might be, we do charge additional design & coordination fee. But if you talk about the value, our job is to create custom products personalised to your needs. We are specialized in this line, we have our specialist skill, we concepting, we think about the detail, we do the design, we knows the standards, we work efficiently, we calculate the structure, we dealt with suppliers, we organized the whole projects, we suprevised the site, we deal with complexity, and we give after service. We are the expert, engagging us will save you more time, energy, and tought with better products output. Think about it.
Our method is by calculating the material, finishes, furnishing, fixture, and equipment used for the projects. After that we will calculate the timeline and based on those we will propose our design & coordination fee (percentage of total project value). In short, the formula will be like this: (material used) + (design & coordination fee based on time and complexity) (read FAQ point no. 08 : design and built)
We always proposed the best premium quality of material, finishes, furnishing, fixture, and equipment to our client. Yes, we can always lowering down the price by lowering the grade of material, finishes, furnishing, fixture, and equipment used. Just take note that it will affect the product's strength and durability. We always encourage our clients to openly tell us about their budget since the programming stage. In fact, that way is much more easier for us to design accordingly and to work within the budget.
Yes. We will give you after service warranty for any production defect. The time period may vary from 1 months (minimum) to (maximum) 1 years, condition applied.
